WHAT IS THE ENERGY CERTIFICATE?
The Energy Efficiency Certificate is a document that informs about the energy efficiency of a property and is required by the Ministry of Industry, Energy and Tourism for all homes that are going to be rented or bought by another person.
IS THE ENERGY CERTIFICATE MANDATORY?
Since June 1, 2013, if you are the owner of a home or other property and want to rent or sell it, you must obtain an energy certificate and show it to interested people.
The energy efficiency certificate is the label that classifies our house in relation to the energy it consumes.
WHEN DOES THE ENERGY EFFICIENCY CERTIFICATE EXPIRE?
The energy efficiency certificate is valid for ten years. This is stipulated in the Royal Decree for the Certification of the Energy Efficiency of Buildings.
HOW TO OBTAIN THE ENERGY EFFICIENCY CERTIFICATE?
Visit to the home of the certifying technician
Contact the certifying technician in the area you prefer and make an appointment to visit your home. During this visit to the property, the certifying technician will make a sketch and take measurements of the rooms, review the materials of the facade and enclosures and inspect the heating and air conditioning installations.
Energy certification calculation
Next, the certifying technician will make a plan of the property and will enter the building data into a computer program to obtain the energy rating. To calculate the energy rating, the following are taken into account: exterior cladding materials, carpentry and type of windows, air conditioning systems, etc.
Obtaining the energy certificate
With the results obtained from the calculation, the energy certificate is generated that indicates the degree of energy efficiency of the property. This graduation goes from the letter “A” to the letter “G”. In addition, the owner will receive a dossier with some suggestions for improvement to rehabilitate the property and get a better rating.
Energy certificate registration
Finally, the certificate must be registered with the competent body of your autonomous community, which will verify that everything is correct. This body issues the official energy label, which must be used to inform potential buyers or tenants of the property. The registration can be done by the owner or by the certifying technician.
